The living room, kitchen and dining area form a single open space in a separate wing of the house. Floor-to-ceiling glass: the sea is not something you see when you approach, but the backdrop to the whole day. In the morning the light is white and sharp, in the afternoon the room takes on a golden glow, in the evening the glass becomes a mirror in which the fireplace burns and, if you look closely, the lights of Umag.

When the bura blows and clears the sky so you can see to Italy, there is a fireplace around which eight people may sit. Or two, with a blanket and a bottle of Teran.

Four spacious bedrooms, each with its own generous bathroom. The whole villa is rated five stars, and that is most evident here, where the day begins and ends. In the morning nobody has to coordinate with anyone else. The master bedroom opens onto a private terrace with an outdoor whirlpool for three: morning coffee, evening wine and the lights of Umag, sometimes until dawn, because the stars feel closer here than in town.

An open kitchen connected to the dining area, because cooking happens in this house. It is fully equipped with all necessary appliances; the tableware and glasses are Villeroy & Boch, the pots Le Creuset, the knives WMF and the coffee is made on a JURA. Oil from the neighbour, prosciutto from the konoba, Muscat from Momjan: everything bought on the way has a place to end up here.

A separate room opposite the living area, on the other side of the entrance hall. A bar, an upholstered wall, an eighty-inch television, its own ventilation. This is where the part of the company that does not want to sleep moves: the match, cards, music for as long as necessary without waking anyone.

Smoking is permitted in the club. The ventilation is such that the smoke is not noticeable in the morning. Smoking is allowed in the club and in the gastro pavilion, nowhere else indoors. Everyone has their own corner of the night.
