Minimum stay
From 15. 6. to 15. 8. a seven-night minimum. For the rest of the year a minimum of three nights; extended weekends accepted, arrival any day of the week. Three nights is precisely the time needed to arrive and do nothing.
The villa and the studio
The villa is rented as a whole to a single group and accommodates eight guests. The studio apartment for two, with its own entrance, may be rented additionally, bringing the total to ten. Whether there are eight of you or just two, the house is entirely yours.

Nightly prices for the entire villa, including VAT. Valid for stays from 1 January 2027.

Prices are per night for the whole villa, with VAT of 13 %, excluding tourist tax. Arrival any day of the week. Spring, September and October are the golf season. Easter 2027: 2. – 5. 4.
The studio is rented only with the villa, for the ninth and tenth guest. The price is 150 € per night from 15. 6. to 15. 9., and 100 € per night for the rest of the year.
Exception in the price list: holidays (20. 12. – 6. 1. and Easter) minimum four nights. From 16. August a minimum of three nights.
Booking and payment
Reservation confirmation: A 30 % deposit of the rental amount is due on booking confirmation. The deposit is non-refundable. The reservation is confirmed on receipt of the payment.
Balance: 70 % due no later than 60 days before arrival. For bookings made within 60 days of arrival the full amount is payable at once. There is no refund after payment of the balance.
Cancellations and changes: Paid amounts are not returned. If a guest cancels more than 60 days before arrival, the paid deposit may be transferred once to another date in the same or the following year, subject to availability. We recommend travel insurance that covers trip cancellation.
Payment: Bank transfer in euros or card. Prices are quoted in euros and include VAT.
Check-in from 16:00, check-out by 10:00. Early arrival and late departure by arrangement, subject to occupancy.
Deposit, tourist tax & pets
Damage deposit: 500 €, card pre-authorisation on arrival or payment in advance; released within 7 days after departure.
Tourist tax: charged per person per night in accordance with regulations.
Pets with prior notice, maximum three: 100 € per stay for one animal, 150 € for two, 200 € for three; the pet house rules apply.
Maximum eight guests in the villa, ten including the studio. Children count as guests; infants up to two years are not counted.

Not included
- Daily housekeeping, available on request at an additional charge
- Transfers from Pula, Trieste, Ljubljana or Venice airports; we can arrange these on request
- Bicycle rental; guests may bring their own bikes
- Tourist tax
Arrival and departure
Check-in from 16:00, check-out by 10:00. Early arrival and late departure must be arranged in advance. Arrival may be any day of the week.
Quiet hours
Quiet hours apply from 23:00 to 08:00. Music on the terrace and by the pool is permitted until 23:00, indoors until midnight. Night here is part of the experience, not a pause.
Smoking
Smoking is permitted in the club and in the gastro pavilion year-round; both spaces are ventilated. Smoking is not permitted elsewhere in the house.
Pets
Dogs and cats are welcome; inside the fenced area dogs need not be on a lead. Terms and the fee are stated in the pet house rules and in the price list.
